Snapshot and standard Full Report currently support residential zoning codes SR1, SR2, R1, R2 and GR1. Snapshot is free. Full Report is a deeper paid PDF. The property check confirms eligibility before purchase. Properties with more than one zoning type need a separate review for Full Report.
Compare the reportsFinding a property does not mean an instant report is available for it. Where eligible, the result offers a Specialist Zoning Report for more complex zoning. Check the result and the offer before ordering.
The South African automated lookup does not currently cover other municipalities, including Knysna, Stellenbosch and Johannesburg. Tell us which municipality you need so we can prioritise future coverage. This is a request, not a promise that a report is available there.
Request another areaPublic records may be incomplete or out of date. A zoning result is not building approval or a land survey. Title-deed conditions, registered rights over the land, estate rules and project-specific approvals may still affect your plans. Title-deed analysis is a separate add-on, not included automatically in a report.
Zonely also has a separate Sacramento, California pilot. It uses a different property-check journey and does not extend the South African lookup's coverage.
